Construction on a 90-acre housing development that will include more than 100 new homes is officially underway in Spring Township.

Autumn Ridge, which is being built by Fort Washington-based developer Foxlane Homes, will be located on a large parcel of land at 2050 Zion Road, adjacent to the Our Little Orchard.

The project’s final land development plans were approved unanimously by the township’s supervisors in August , and show a total of 148 homes to be built. According to township manager Mike Danneker, approximately half of the homes will be marketed toward people aged 55 and older, and the other half will be two-story, single family homes.

“A decent amount of these units are going to be one-floor homes that are built for more of the ‘empty-nester’ kind of people,” Danneker said. “That style of housing provides an opportunity for people that are looking to downsize in some ways — maybe from a house they had that was bigger for a family, and now they might not need four of five bedrooms.”

He added that the development is especially desirable due to its proximity to Bellefonte, in addition to it being “just a short shot down the road” from State College. Each home, the development’s website reads, will be priced in the mid-$500,000 range.

The project will be built out in five phases, according to minutes from the township supervisors’ August meeting. What will be built in each phase, along with how long each one will take, was not shared then or by Danneker. The the overall project is expected to be complete by 2034, Danneker said.

Along with the homes, two green areas are included in the complex’s plans to satisfy the township’s parkland and open space ordinances.

One green space will be located in the middle of the development, and will be accessible to the entire complex through on-street parking built in on two sides of it. The other green space will be located outside the complex, will be linked in via a walking trail, and according to the township planning commission’s July 2025 minutes, it will include two “community amenity” areas.

“The developer has not at this time committed to what these community amenity areas will entail or what the improvements will be in these amenity areas, or if a fee-in-lieu will be provided to account for parkland amenities,” the minutes read.

As is standard with most Foxlane Home developments, buyers will be able to purchase a lot in the complex and customize certain aspects of their home before it’s built. According to the company’s website, the process will begin by reviewing all possible “unique” floor plans, taking virtual tours and visiting a model home before settling on a final design.

Once a floor plan and lot are selected, Foxlane Homes will provide the buyer with pricing options. After one is selected, and some final contractual obligations and the purchase is finalized, buyers will then be able to select their home’s flooring, cabinetry, plumbing, countertops and lighting fixtures, and ground can finally be broken.

“The customizable aspects of these homes I think will bring in a decent amount of people,” Danneker said. “Hopefully everything goes smoothly with the build-out and this becomes another great place in Spring Township to call home.”
