Pennsylvania’s housing market is heating up this spring, according to the most recent monthly report from the Pennsylvania Association of Realtors, and the State College area is no exception.

In fact, median home values in some parts of central Pennsylvania have jumped by as much as roughly 14.4% over the past year.

That figure, which reflects the highest jump in median home values among Centre County-area ZIP codes, comes courtesy of real estate site Zillow’s Home Value Index. The tool reported median home value increases of 14.4% for the 16666 ZIP code near Philipsburg, while the 16826 ZIP code saw a jump of roughly 10.5% between April 2022 and 2023.

Five other central Pennsylvania ZIP codes observed median value increases exceeding 7% or more, according to Zillow.

Here’s a look at ZIP codes in the Centre County area and how the median home values there have changed over the past year, according to Zillow.

The average State College home saw its value increase by roughly 5.5% over the last year, totaling $380,946 as of April, Zillow says. On average, Centre County ZIP codes saw their median home value increase by about 4.6% over the last year.

The five ZIP codes in the Centre County area with the highest midpoint home values are:

  • 16870 with a median value of $396,854
  • 16827 with a median value of $393,594
  • 16803 with a median value of $391,645
  • 16801 with a median value of $384,500
  • 16851 with a median value of $336,855

The ZIP code with the lowest median home value in the area is 16666 in nearby Clearfield County, checking in at $95,445.

According to Zillow, the five ZIP codes near Centre County with the lowest mid-point home values are:

  • 16666 with a median value of $95,445
  • 16845 with a median value of $102,754
  • 16858 with a median value of $109,556
  • 16860 with a median value of $116,796
  • 16866 with a median value of $133,700

The 16666 ZIP code, which is home to Osceola Mills in Clearfield County, saw the largest jump in median value between April 2022 and 2023. However, the ZIP code’s 14.36% increase over the 12-month period still leaves it with the lowest median home value near Centre County, according to Zillow’s recent analysis.

Conversely, 16677 had the smallest increase of any county with just a 0.23% jump between April 2022 and 2023. Four ZIP codes — 16860, 16845, 16882 and 16866 — saw their median home values drop by as much as 5.4% over the yearlong span.
