If you’re in the market for a home in central Pennsylvania this summer, how far could $390,000 get you?
That figure could act as your budget if you’re using Centre County’s median home sale price as a starting point. The Centre County Association of Realtors cited that mid-point home sale price for July in its most recent monthly market trend report, which found the figure for the month rose more than 5% from June and nearly 14% year-over-year.

235 Camelot Lane
Over in State College, this 1,438-square-foot home features two bedrooms and three bathrooms. It sold for $390,000 Aug. 25, according to its online Zillow listing.
The home features an open floor plan with cherry wood floors, vaulted ceilings and plenty of views of the woods outside. Nearly 2 acres of preserved, undeveloped land owned by Patton Township sits behind the home.

Built in 2010, the home sits on a roughly 1-acre parcel with an expansive backyard offering plenty of scenic views. Key features include a finished walk-out basement, an 18-by-12-foot deck, a backyard shed and an attached one-car garage.
Inside, you’ll find a kitchen, dining room, spacious living room and even an office on the first floor. The second floor’s primary bedroom offers a walk-in closet and a private bathroom.
Howard Elementary School, part of Bald Eagle Area School District, sits just about 0.3 miles away from the home. Downtown Howard and Foster Joseph Sayers Lake are just a short drive away.

Key features of this home include a one-car garage, a central air conditioning system and a kitchen equipped with stainless steel appliances, among other typical amenities. The home’s primary suite offers a private bathroom with a tub shower and a double vanity.
The home also features a finished lower-level area and a separate unfinished area that houses its laundry room, plus several storage spaces. On the main floor, a sliding door leads the way to a spacious back deck and a large backyard with plenty of room for recreation.
Located just off Blue Course Drive in Ferguson Township, this home sits less than 1.5 miles away from Coral Street Elementary School and State College Area High School. Haymarket Park is just a few steps away.

Centre County’s median home sale price
The mid-point home sale price in Centre County rose in July, continuing a trend of month-by-month growth this summer.
July’s median home sale price checked in at $390,000, according to the Centre County Association of Realtors’ monthly market report. The mid-point price marks a 5.4% increase from June’s $370,000 price and a roughly 14% year-over-year jump from July 2022’s $342,000 median price.
Meanwhile, national real estate site Redfin offers a more modest look at Centre County’s market, claiming its median home sale price through August has settled around $336,700. Here’s how that price stacks up against the rest of Pennsylvania’s counties:

According to the Centre County Association of Realtors, just 117 new listings joined the market in July, marking a drop of 18.2% from June’s 143. Closed sales fell to 115 last month, resulting in a 27.2% decrease from the previous month and a roughly 20% fall from July’s five-year average.
In July, the median sold home in Centre County spent about seven days on the market, resulting in a roughly 12.5% drop year-over-year.
