Council approves conditional use permit for proposed high-rise
The parking lot at South Garner Street and East Calder Way is one step closer to becoming a high-rise.
State College Borough Council on Monday approved the conditional use permit for the proposed 12-story mixed-use development on the site.
The development is slated to include 33,235 square feet of commercial space and 238,402 square feet of residential. It would house 824 residents in 247 units. The development would also house a 17-960-square-foot community center for Penn State Hillel.
The plan also includes 278 parking spaces for automobiles, 62 for motorcycles and 73 for bicycles.
A public hearing for the conditional use permit was held on Jan. 8.
“I think that all the different things that this council was concerned about and that the public talked about are in this decision,” council President Evan Myers said.
Among the conditions for the development are a landscape plan that will maximize sidewalk width, windows facing any street must be non-operable in residential spaces, conducting a traffic study that includes the concerns over pedestrian utilization of sidewalks and no balconies.
The project’s developer is CA Ventures, which is also constructing The Rise at State College at 532 E. College Ave.
