75-foot, 107-unit student housing complex is proposed in Ferguson Township

A 7-floor, 107-unit mixed-use building along West College Avenue is under review at Ferguson Township.

The plan proposes the construction of a 75 foot tall, 222,548 square foot mixed-use building for student housing at 1004/1006 W. College Ave. in State College.

The plan shows one, two and three bedroom apartments on the second through seventh floors.

The ground floor plan shows an arcade, lobby and commercial space. Between 17 and 18 apartment units will be on the second through seventh floors. A deck, club room, pool and two hot tubs are planned for the second floor, too.

The 159 parking spaces will be provided between two subterranean parking levels. Bike parking will be provided, as well.

The plan shows demolishing the former Nittany Property Management and WTAJ-TV 10 buildings to construct the new building. This plan shows it located at the intersection of West College Avenue and South Butz Street; it would be near the recently approved student housing complex at the intersection of West College Avenue and Buckhout Street. It is within Ferguson Township’s Terraced Streetscape District.

The West College Avenue Vertical Mixed Use Preliminary Land Development Plan was submitted by Gwin, Dobson & Foreman Engineers on March 14. Highland Holding Group is listed as the developer. The plan is listed as under “in-house review” on Ferguson Township’s website and has not been brought to the board of supervisors. Jenna Wargo, Ferguson Township’s director of planning and zoning said it was too early to give a timeline, but she expects it will be “a while” before it’s in front of the planning commission.

Highland Holding Group did not immediately responded to requests for additional details about the project.
