A new hotel may be coming to College Township. Here’s where and what to know

College Township may be getting another hotel, preliminary plans show.

The College Township Planning Commission heard a commercial subdivision and hotel land development proposal during its meeting Tuesday. Mark Toretti, of PennTerra engineering, gave an overview of the proposal but there was no mention of what brand hotel would be in the space.

The sketch plan by PennTerra Engineering, included in the meeting agenda, proposes a re-subdivision of tax parcels in seven commercial lots. The properties are on the west side of Shiloh Road, north of the Trout Road and Shiloh Road intersection, and are all owned by the same person. The total size of all the tracts combined is about 19 acres, it states, and are zoned commercial. The seven lots will vary in size, from one acre to roughly five acres, the plan narrative states.

One of the proposed lots, Lot 3, will be developed for a 115-room hotel, the plan shows.

There’s been some interest in other lots, but nothing concrete, said Ed Maxwell, who owns the properties. Plus, the timeline on how things progress depends on the state Department of Transportation.

“The timing is not so much on the local level, it’s the traffic light issue we’re having on Shiloh Road,” Maxwell said. “There’s a lot of discussions (with PennDOT). It’s going to be pretty complicated to figure out what we’re doing with the traffic light, which will probably be required because of this, and then then it leads into the other traffic lights all the way up to Sheetz.”

Part of the plan proposes extending Trout Road across Shiloh Road to create a four-way intersection, and extend to the northern area of the proposed lots. The public right-of-way would continue to the northern property line of the subdivision, it states, for a “possible future connection” from an adjacent property. Sidewalks are also shown.

A proposed shared-access drive would provide vehicle access to three proposed lots, including the hotel; pedestrian access would be provided via a sidewalk.

“Access will be provided from the shared access drive … and at the terminus of the E. Trout Road extension. The hotel has a Porte Cochere at the west end of the building serving as the drop-off and main entrance. Secondary access will be from Trout Road. Vehicle circulation is provided around the entire building,” the plan narrative states.

The properties are on the west side of Shiloh Road, north of the Trout Road and Shiloh Road intersection, according to the sketch plan narrative.

The College Township Planning Commission reviewed the sketch plan — which is not a formal land development submission — during its Sept. 19 meeting and the township council reviewed it during its Sept. 21 meeting.

Toretti said he a land development plan will likely be submitted in November or December.
