- Construction planned for fall 2025 near State College Regional Airport.
A new residential development is slated to begin construction this fall near the State College Regional Airport in Benner Township.
University Park Townes, a 17-building townhouse development spanning 15.7 acres, is set to include 146 residential units and up to 73 short-term rental/Airbnb units, according to Cade Pribula, the vice president of capital markets at Inch & Co.
Former Penn State quarterback Beau Pribula, who transferred to Missouri last spring, and former Nittany Lion tight end Adam Breneman have invested in the University Park Townes project. The extent of their investments was not disclosed, and the project is estimated to cost more than $47 million, according to Cade Pribula, the older brother of Beau.
“I’m in a position now where investing is a must, and being on the ownership side of a townhome project in State College just makes a lot of sense,” Beau Pribula said in an email.
Breneman, who owns a real estate investment company, has also been working with Inch & Co. on multiple properties in the Harrisburg/Camp Hill area and will have a role in raising capital for University Park Townes.
The land development plan was originally presented to the Centre County Board of Commissioners in 2022 under the name The Cascade. It will be located at the end of High Tech Road and along the western right-of-way of Crosswinds Drive, according to the plan.
A sketch of the building shows that the second and third floors will be used for long-term residential spaces, while the first floors will be used for short-term rental/Airbnb units. This is in accordance with Benner Township’s zoning ordinance, which allows for mixed-use developments in industrial zones, but only if the bottom floor of the building has either commercial or industrial uses.
Minimum investments of $100,000 are being accepted from accredited investors. Those who wish to learn more can email bmeyer@inchandco.com.
