The median home sale price has reached $400K in this Pennsylvania county, Redfin says

Median home sale prices have reached more than $400,000 in one Pennsylvania county, according to one real estate site, and State College has seen home values increase by more than 10% over the last year.

Centre County’s median home sale price has reached $230,000 as of December, according to real estate site Redfin. Across the commonwealth, counties’ median home sale prices range from $39,000 to $435,000. Data were unavailable for Elk and Montour counties as of Jan. 3.

Chester County had the highest median home sale price at $435,000, while Jefferson had the lowest at $39,000.

Many homes are selling for around asking price in Centre County, according to Realtor.com. In November, the median home sale price was $339,900 and the median list price was $324,990.

Typical Centre County homes spend about 51 days on the market, down from 63 days in November 2021. In State College, the average is 50 days. Real estate site Zillow reports State College homes usually go pending in about eight days.

The median listing price in State College is $400,000, or $190 per square foot, and average homes are selling for $385,500. The market still favors sellers, Realtor.com reports.

Here are median home listing prices for State College-area neighborhoods, according to Realtor.com:

  • Highlands: $307,400 ($302 per square foot)

  • Holmes Foster: $550,000 ($188 per square foot)

  • College Heights: $599,000 ($226 per square foot)

  • Orchard Park: $199,900 ($190 per square foot)

  • State College South: $421,000 ($182 per square foot)

  • Greentrees: $419,300 ($177 per square foot)

State College home values have increased by 11.5% in the last year, according to the Zillow Home Value Index. The city’s median home value is $382,504, using data current through Nov. 30.

Along with home values and sale prices, median rent has also increased in State College over the last year, Zillow reports.

Median rent is now $1,600 per month, up $28 from last year, though typical pricing ranges from $650 to $3,500 depending on the property type and size. As of Jan. 1, Zillow describes State College’s rental market as “warm.”
