$2.85M home in State College? See inside listing featuring fish pond, carriage house
If you’re looking to invest in a century-old home in State College that offers potential rental income to boot, you might just be in luck.
To the tune of $2,850,000, the 1922 stone home at 234 W. Fairmount Ave. has recently been listed with Kissinger, Bigatel & Brower Realtors. With more than 6,800 square feet, the home features eight bedrooms and eight and a half baths.
It is the latest in our Million Dollar Listings series featuring unique, upscale and historic properties around Centre County.
In an email to the Centre Daily Times, listing agent Ellen Kline said it was “extremely rare to find a house this size downtown.”
The home features “a classic Georgian Four Square layout with a large entry foyer opening to all main rooms allowing for unparalleled entertaining,” the listing reads. “Thoughtful original details throughout the home include crown molding, real wood floors, French doors to most rooms on first floor, stairway railing and window. Care has been taken by current owners to bring the home into a new modern era without eliminating the character and visual appeal of this period masterpiece.”
According to the KBB listing, the structure itself was designed by architect A. Lawrence Kocher, a Pennsylvania State College graduate and instructor who later worked for Colonial Williamsburg.
His work has been updated with many modern amenities in the Fairmount Avenue home, including hidden appliances and quartzite counter tops, according to the KBB listing. The bathrooms have also been upgraded, with heated floors and towel racks in the primary suite.
The main house includes four en suite bedrooms, two of which are on the third floor and feature “nooks and crannies,” including a cedar closet.
The mindful renovations and upgrades, along with its downtown location, are key selling points for the property, Kline noted.
“I have received incredibly positive feedback on condition, ambiance [sic] and warmth of the property!,” Kline wrote wrote.
The lot has parking for up to 13 vehicles, as a second accessory dwelling is on the property, zoned a bed and breakfast and permitted as a rental, per the listing.
“I cannot tell you if it is operated as a true Bed and Breakfast. However the income they derive from renting lower level and Carriage House is $51,000+,” the listing agent noted.
The outdoor space includes a stone patio for entertaining and a fish pond.
A pond with running stream and fish sends soothing sound through the yard,” the listing reads. “This is a favorite feature of the current owners. There is an electric fence for your pets too.”
An additional inquiry to KBB about the listing was not immediately returned.
