Another high-rise has been proposed for downtown State College, featuring a rooftop pool
Plans for another high-rise building have been submitted to the State College Borough.
Landmark Properties, an off-campus housing developer headquartered in Athens, Georgia that owns five other student apartment complexes in State College, is proposing a 12-story building at the corner of East College Avenue and Sowers Street. The 155-foot building will be mixed use, as a multi-family residential apartment building with commercial and retail space.
The high-rise, “The Mark,” is planned for a site that currently includes the Keystone Building, McDonald’s and the Armenara Office Building. A lot consolidation plan will be submitted with the final land development plan, the plan documents state. Commercial and retail space will be on the first and second floors, and the conceptual designs from Cube 3 show McDonald’s on the first floor of The Mark.
Landmark Properties did not immediately respond to an inquiry from the Centre Daily Times.
Preliminary plans show the ground floor will have two commercial spaces and a leasing office. The second floor has another large commercial space, a 3,600 square foot courtyard and “resident amenity.”
Between floor levels three and 12, a total of 167 units with 473 total beds will be available. The Mark will offer units ranging from studio apartments to five bedroom apartments.
The roof will feature a pool, according to the renderings. An underground parking garage with bike spaces is planned as well.
In an email, Gregory Garthe, senior planner for the borough, said the plans will require a conditional use permit and will need to go to the borough council this fall.
In recent years, apartment buildings and hotels with more than six stories have increasingly cropped up throughout the borough, pushing development forward as luxury housing becomes more prominent. The borough is five years into a comprehensive examination of its zoning codes and potential changes that could take effect if approved and adopted by local officials.
